Why would it matter if there was dry rot on the tires? You're putting a tube in it, and they don't need much pressure to work in the sand.

Also, does anyone here do anything to preserve the life of the tires? Armor All or something to that effect. Does covering them (as in, with a tarp) help for long-term (winter) storage, or is it best to bring them indoors?

It matters when they're dry rotted enough that the bead separates leaving an inner tube partially wrapped with a tire.

Covering them definitely helps. Our N20 was setup with the beachwheels stored under the trampoline of the boat next to the storage box and I've configured my a-cat trailer the same way. Both have trampoline covers so the beach wheels are shaded from the sun.
